  • Fully Licensed \ Insured when hiring a company you must protect yourself from any potential problems or accidents by making certain that the contractor is fully insured and licensed to work on your project. Marsi Design & Development is a fully insured and licensed New Jersey Commercial General Contractor, Home Builder/ Residential Contractor and is approved to perform Public Work in the State of New Jersey. The building Owner is liable for anyone on their property and if you hire someone that is not licensed and properly insured, you are putting your business in jeopardy.

What should someone look for when choosing a contractor?

  • Understanding - A sense that the individual and company you are speaking with truly understands your needs and is capable to value engineer a proposal to best meet your needs at a fair and reasonable cost. Good intentions are just that, good intentions. When selecting a company you must make certain that the company you select has the ability to perform the agreed Scope of Work.
  • History - It is important to understand how long a company has been in business and the type of work they have been responsible to complete over the years. Many companies claim that they are capable of doing a proposed Scope of Work however: they may plan on using your project as a learning process. History of a company is always the best indicator of the future.
  • Financial Stability Typically in the industry, most companies come and go on a regular basis. During this trying time, maybe more then ever in our country s history, it is important that you are aware of whom you are dealing with and that they have the financial wherewithal to manage your project and be until the end. Most people have good intentions; however that maybe all they have is good intentions. As a business Owner, you need to make certain that the company you choose can deliver and manage your project to completion.
  • Insurance Capabilities - As a business Owner you are always legally responsible for anyone working on your premise. Ask yourself, What would happen if a laborer was hurt while on your property and the contractor did not have the proper insurance? or What if the laborers are not a legal citizen? Who would be legally responsible?
  • Price - If a price appears to be too good to be true, then it probably is. Many contractors submit a low price so they are awarded the project. Once physically on site working and when you are most vulnerable, they start submitting addendums to make up for additional costs that should have been included in the original proposal. Typically, these addendums, when calculated, add up to cost you more then a responsible bidder.
  • Detailed Scope of Work - A detailed Scope of Work is a road map that you and the contractor can follow together. It helps all parties to understand what is or is not included in an agreed proposal and what each party is responsible to bring to the project. Both the Contractor s and Owner s responsibilities must be outlined in the agreement and that nothing is assumed to be included. All too often contractors will say what ever you want to hear in order to be awarded the project. A professional will appreciate that an agreement includes a start to completion date, a detailed specific Scope of Work, and an agreed payment structure.
